Q: What is a wetland?
A: Generally, a wetland is an area of land (not a water body, like a lake, river, or ocean) where the soil is saturated or inundated with water for long enough that hydric soil forms and wetland plants become dominant
Q: How do I know if I have a wetland?
A: You might be buying a piece or property or wanting to build a home and the county has required or recommended you to get a wetland delineation first. This is probably because the national wetlands mapper or another online map shows a wetland or water body is close or on your parcel of land. Q: Do I need this service?
A: That is always your decision, but we are less expensive than any fines, mitigation, or bad investments you might make when dealing with wetlands.
Q: What is a wetland delineation? A wetland assessment? A wetland determination?
A: These are not the same thing. Wetland Delineations are defining and marking the boundary between an upland and a wetland, so that if a regulating agency reviews the line, they won’t contest it. Wetland Assessments are often done remotely using online tools to estimate where wetlands might be on a property. These can be useful for purchase decisions, but will not be enough for permits or dealing with potential regulatory issues. Wetland Determinations are when a site visit and inspection is done to determine if a site has wetlands, but the boundary of the wetland is not flagged or marked.
